SAGUACHE — A new affordable housing development supported by Low Income Housing Tax Credits (LIHTC) will be built in Saguache.
Range View, a public-private partnership between Saguache County and Northwest Real Estate Capital Corp. celebrated its groundbreaking on July 9.
Upon completion, Range View will offer 32 new apartments with affordable rents for individuals and families. Colorado Housing and Finance Authority (CHFA) awarded $1,340,823 in LIHTC and $700,000 in state tax credits to support the development.
Range View will be built on land owned by Saguache County Housing Authority, which is four blocks from Mountain Valley School and is near the Saguache Downtown Historic District as well as other local amenities. Range View will also offer a Resident Services Plan developed by Northwest’s Stepping Stones program.
These free services will be based on the residents’ unique needs and facilitated through partnerships with community-based organizations. “Northwest is thrilled to be partnering with CHFA, Saguache County, and the Saguache County Housing Authority on Range View. Affordable housing is crucially important to the health of every community, and we are delighted to be part of the team delivering this new housing opportunity in Saguache,” said John Vance, Director of Housing Development at Northwest. Range View will help meet a great need for affordable rental housing in Saguache. Currently, the only other affordable housing properties in Saguache have zero vacancies.
Range View will offer one-, two-, and three-bedroom apartments for households with incomes at 30 to 60 percent of the Area Median Income, which in Saguache County, currently ranges from $24,480 to $48,960 in annual gross income for a two-person household. Construction on Range View will begin in July of 2025 and be completed by the end of August 2026.
