Gosar 2019 Realtor of the Year and new President


MONTE VISTA — ``The year 2019 has been a year of accolades for local Realtor Tracy Gosar. Not only is she the 2019 Realtor of the Year for the Pagosa Springs Area Association of REALTORS® (PSAAR) but she was recently installed as president of PSAAR during an awards ceremony held in Pagosa Springs. The Realtor of the Year award is a peer reviewed award that is based on sales, community involvement, continued education and professionalism.
Gosar did not start her professional career as a Realtor but she has always been accomplished in marketing and sales. She began her career as a marketing coordinator for a Fortune 500 commercial real estate company in Los Angeles. She then excelled as the Assistant Circulation Director for the Los Angeles Herald.
In 1995, Gosar began her San Luis Valley Realtor profession under the guidance of longtime Valley Realtor Cheryl Santi of Park Avenue Real Estate. At this time there were two Area Associations of Realtors which were San Luis Valley and Pagosa Springs. In 2015 the two area associations were combined to become the Pagosa Springs Area Association of REALTORS. Although the name implies Pagosa Springs the towns of Alamosa, Monte Vista, South Fork and others in the San Luis Valley are a part of the PSAAR.
The PSAAR donates funds to many nonprofits within the PSAAR region including Tu Casa, Habitat for Humanity, La Puente Homes and other NGOs. Nonprofit organizations are encouraged to apply for donations. PSAAR also has their own charitable programs like their Holiday Basket Bazaar and Bucks for Bikes. Bucks for Bikes occurs each year around the Christmas holiday season when the association provides bicycles to underprivileged children.
In 2004, Gosar decided to hang her own “shingle” named Rio Grande Preferred Properties.  In 2010 she changed the name to Legends Premier Properties and now has offices in Monte Vista, Del Norte and South Fork. She is continuing to grow, and real estate must flow through her veins because her son, Klayton Gosar, will be joining her office as a Realtor the end of October.
The Valley is currently experiencing a “seller’s market.” Demand is high and inventory is down two-thirds from what it was a few years ago. Gosar said that Southern Colorado is the last best place to live and people are moving here for the local values, clean living and business opportunities. Newcomers are attracted to the simpler way of life and due to technological advances, they are able to work from home and enjoy the quality of life that the region offers. Currently the median price for a two to three bedroom home in the San Luis Valley is $160K – 175K.
